A chimney cap sits directly over a flue opening. It has a mesh skirt to block birds and sparks, and a hood that keeps rain from falling straight down the flue. Most masonry chimneys have one. It weighs a few pounds and bolts or friction-fits onto the flue tile.
A chimney chase cover is a completely different component. It is the flat or slightly sloped metal pan that covers the entire top of a prefabricated chimney chase, which is the wood-framed or vinyl-sided box that houses a factory-built fireplace system. The chase cover is not a cap. It is more like a roof for the chase box, and it spans the full width of that structure, not just the flue opening.
The confusion makes sense. Both sit at the top of the chimney. Both are meant to keep water out. But they cover different things, they are made differently, and they fail in different ways. Getting the diagnosis wrong means getting the repair wrong.
Sits over a single flue opening. Found on masonry chimneys. Typically 12 to 24 inches wide. Weighs 2 to 8 pounds. Holds with set screws or mortar.
Spans the entire top of a prefab chase box. Often 16 to 36 inches on a side. Made from sheet metal. Holds down with screws into the chase frame. Can have one or more flue holes cut into it.
If your chimney has siding on the outside, you almost certainly have a prefab system with a chase cover. If it is bare brick or stone all the way up, you have a masonry chimney with a cap.
Walk outside and look at the chimney structure from street level. If the chimney box is covered in vinyl siding, aluminum, or engineered wood panels, it is a prefabricated chase. There will be a metal pan on top with at least one round or oval flue pipe poking through it. That pan is the chase cover, and it will almost always have a small cap on the flue pipe itself as well.
If the chimney is solid brick or stone from the roofline up, it is masonry. The top will have either a poured concrete crown (the wide flat slab), and somewhere in the center you will see one or more clay tile flues extending up through it. A cap sits on top of each tile.
Some older NYC homes have both: a masonry chimney stack that was later boxed in with a wood-framed chase for a gas insert. In that case you may have a chase cover, a cap, and a crown all at different levels. If you are not sure, a visual inspection will settle it.
Galvanized steel chase covers are the standard builder-grade material. Galvanized steel is regular steel with a zinc coating. In a dry, temperate climate that coating might last 15 to 20 years. In New York City, it often lasts 5 to 10.
The problem is the freeze-thaw cycle. NYC averages around 30 freeze-thaw events per year, more in some winters. Every time water freezes on a metal surface, it expands by about 9 percent. That micro-expansion and contraction works at every tiny gap, pinhole, and seam in the metal. The zinc coating cracks, moisture gets underneath, and rust begins.
Once rust starts on a galvanized chase cover, it moves fast. The entire pan can rust through within two or three seasons of the coating failing. When it does, water runs directly into the chase cavity.
A chase cover can also fail at the edges before the surface rusts through. The cover is screwed to the top of the wood chase frame. As wood expands and contracts with humidity and temperature changes, the screw holes elongate. The cover starts to lift at the edges during wind events. You get small gaps where water blows in horizontally during storms.
Gap failures are particularly common in NYC because of wind exposure. A chimney that clears a roofline by even a few feet is exposed to unobstructed wind. Corner gaps of even a quarter inch can let in significant moisture over a season.
Water entering through a failed chase cover soaks into the wood framing of the chase box. That leads to rot, mold, and eventually structural failure of the chase itself. The factory-built fireplace unit inside the chase is not designed to get wet from above. Components corrode, seals fail, and what started as a rusted pan becomes a much larger repair job.
Orange-brown rust stains on the ceiling or walls near the fireplace are a strong indicator. The stain pattern often follows the corner of the chase box where water tracked down through the framing.
Standing water in the firebox after rain usually points to a cap or chase cover failure. If the firebox is wet but the damper area is dry, the water is likely coming in through the flue opening -- a cap issue. If the walls of the firebox are damp but the water source is unclear, the chase cover is more likely the culprit.

Galvanized steel is cheaper upfront. A galvanized chase cover installed on a standard two-flue chase might cost 30 to 50 percent less than the same unit in 16-gauge stainless steel. But in NYC's climate, that savings rarely holds up.
Stainless steel does not rely on a surface coating. The corrosion resistance comes from chromium in the alloy itself, which forms a passive oxide layer that repairs itself when scratched. You can nick stainless steel, expose bare metal, and it will not rust through the way galvanized steel does once the zinc layer is compromised.
A properly fabricated stainless steel chase cover, installed with sealant at the seams and a drip edge that extends past the chase frame, can last 25 to 30 years in this climate with no maintenance beyond an occasional visual check. There is also a copper option. Copper is the most durable metal for chimney applications and is common on older brownstone restorations in Brooklyn and Manhattan. It will outlast stainless steel, but the cost is significantly higher and the lead time for fabrication is longer. Most homeowners choose stainless steel as the practical middle ground.

Chase cover replacement is sometimes attempted as a DIY project. The most common mistake is buying a flat galvanized cover from a big-box store and setting it down without a proper drip edge. Flat covers pool water at the center and accelerate rust. Even stainless steel covers will have shortened lives if they hold standing water.
The second issue is the flue collar seal. The hole in the chase cover where the flue pipe passes through needs to be sealed with high-temperature silicone rated for chimney use. The third common error is not checking the chase frame before installing the new cover.
